Maru Betoonitööd is carrying out the construction work of the cast-in-place frame of the office building on Ahtri Street in the Talsinki block in a project developed by US Real Estate, with Bildgren Ehitus OÜ as the main contractor. The building will house SEB’s Baltic headquarters and will include two underground parking floors.
The Talsinki block will be built next to the Admiralty Basin, where the Rotermann block meets the harbour area. The seven-storey office building on Ahtri Street will offer approximately 10,000 m² of office space and is scheduled for completion in 2028. The building will be constructed in accordance with the requirements of the LEED Platinum certificate as part of a largely car-free block, with underground parking.
The smooth progress of this complex and time-sensitive project has been made possible by our excellent collaboration with Bildgren’s experienced and professional team, with whom we have consistently planned and coordinated the work.
Maru Betoonitööd’s scope of work includes approximately 6,900 m³ of concrete, 13,700 m² of formwork, and over 1,000 metric tonnes of reinforcing steel. Our scope of work includes underground reinforced concrete structures, columns, walls, intermediate floors, shafts, and the building’s load-bearing structures.
The groundbreaking ceremony for the site was held on 1 May. By then, the base slab on the lower level piles, most of the exterior walls and shafts of the second floor, and mainly the intermediate floor of the second floor had been completed. At the same time, work on the wall structures of the first floor was underway.
The technical demands of the site are related to limited logistical possibilities, a dense urban environment and extensive underground structures. The phasing of construction, consideration of supporting structures and ground supports and coordination of different contracts have played a key role in the implementation of the project. The implementation of underground structures requires daily cooperation between designers, earthworks contractors, sheet pile wall implementers and the site team of the main contractor Bildgren. The successful progress of the demanding site has been based on good cooperation with Bildgren’s experienced and professional team.
Maru Betoonitööd has previously carried out concrete works in collaboration with US Real Estate on the Tammsaare tee 56 office building and in collaboration with Bildgren on the Tartu maantee 44 residential project and the Tondi housing projects. Many members of the Talsinki project team have previously worked extensively on our Helsinki construction sites, making this site a “bridge” in its own right for us.
