Maru Betoonitööd is performing the concrete work for the Ahtri 3 office building in the Talsinki neighborhood, a project developed by US Real Estate, with Bildgren Ehitus OÜ serving as the general contractor. The building under construction will serve as the future headquarters of SEB Bank and will include two underground parking levels.
The Talsinki residential and business district is being developed along the Admiralty Basin, in the area where the Rotermann Quarter meets the port area. The seven-story office building facing Ahtri Street will house approximately 10,000 m² of office space and will serve as the headquarters for SEB’s Baltic operations. The building will be constructed in accordance with LEED Platinum certification requirements, and its completion is scheduled for the second half of 2028. The design, which includes two underground parking levels, is part of the car-free concept for the entire block, where approximately 500 parking spaces are planned.
The smooth progress of this complex and time-sensitive project has been made possible by our excellent collaboration with Bildgren’s experienced and professional team, with whom we have consistently planned and coordinated the work.
Maru Betoonitööd’s scope of work includes approximately 6,900 m³ of concrete, 13,700 m² of formwork, and over 1,000 metric tons of reinforcing steel. Our scope of work includes underground reinforced concrete structures, columns, walls, intermediate floors, shafts, and the building’s load-bearing structures.
- A cornerstone-laying ceremony was held at the site in May. By the time of the cornerstone laying, the foundation slab on the lower level piles, most of the exterior walls and shafts of the -2 basement level, and the majority of the -2 floor slab were complete, and construction of the -1 floor walls was underway.
The complexity of the project lies in the interplay of logistical challenges, a dense urban environment, and extensive underground structures. In planning the work, key considerations have included precise scheduling of construction phases, taking into account the support structures for the underground section and soil stabilization solutions, and coordinating the various contractors. The construction of the underground section requires daily cooperation and coordination between designers, earthwork contractors, diaphragm wall contractors, and the site teams of the general contractor, Bildgren.
Maru Betoonitööd carries out challenging concrete work on both sides of the Gulf of Finland, and a large part of the team—who previously worked for a long time on our projects in Helsinki—has also been deployed to the Talsinki site —a small Talsinki bridge of sorts for us, too.
Maru Betoonitööd has previously carried out concrete work in collaboration with US Real Estateon the construction of the office building at 56 Tammsaare Road and, in partnership with Bildgren, has also performed concrete work on the apartment building at 44 Tartu Road and the Tondi residential development project, installing concrete floors.
