Maru Ehitus builds another stock-office: Lepatriinu 3 building celebrates topping out

Last week, Maru Ehitus celebrated the topping-out ceremony for the commercial building rising at Lepatriinu põik 3. The 4,000-square-metre stock-office building, which combines warehouse, production, and office spaces under one roof, will be completed by the end of the year.

The building is the fifth structure under construction in the Tänassilma Business Park, developed by Restate. The business park currently accommodates companies operating in automotive and motorsport, logistics, e-commerce, retail, and services. The total development area of Tänassilma Business Park spans 35 hectares, with potential for up to 16 commercial buildings and over 100,000 square metres of commercial space in total.

“Five years ago, this was essentially farmland. Today, with the business park nearing completion, it has become a fully functioning business ecosystem shaped by the contributions and investments of various enterprises,” said Madis Lätt, Real Estate Development Project Manager at Restate, speaking to Ehitusuudised.

“Lepatriinu põik 3, which celebrated its topping out late last week and is set for completion by the end of the year, will add nearly 4,000 square metres of new commercial space to the park, 90% of which is already sold. The spaces, ranging from 100 to 1,000 square metres, enable companies to consolidate warehousing, production, sales, service, and office operations in a single location. The building boasts an A energy rating and will offer 60 parking spaces,” Lätt explained.

Maru Ehitus has long been recognized on the Estonian market as a developer of stock offices, having constructed around 20 similar complexes to date.
